The buyer, a private individual, was represented by Matt Fryer of Lee & Associates and plans to utilize the property for personal purposes.
“The unique property commanded an incredible $1,054 PSF due to the increasing demand for versatile small industrial buildings, particularly freestanding, secure properties with yards in mixed/use locations such as the subject property,” according to Rogers. This is the highest price per square foot for a non-redevelopment sale of an industrial building in Orange County in recent years.
The property is located at 123 Monte Vista Avenue in Costa Mesa.
