    Orange County, Calif., (May 5, 2016) – Brian Mulvaney, CCIM, SIOR, Senior Vice President and Josh West, Senior Associate of Voit Real Estate Services’ San Diego office successfully directed the $4,800,000sale of a 20,300 square-foot freestanding office building in Kearny Mesa, on behalf of the seller, Coleman University, based in San Diego. The buyer, Yongzhi (USA) Asset Management Company, based in Brea and represented by Marlene He of Alliant Realty & Mortgage, purchased the property as a leased investment, according to the Voit Listing team.

  • VOIT REAL ESTATE SERVICES DIRECTS THE $1,210,000 SALE OF A 6,919 SQUARE-FOOT OFFICE PROPERTY IN CHULA VISTA

    Orange County, Calif., (April 27, 2016) – Tracy Clark, Senior Vice President, and Kimberly Clark, Senior Associate, both in Voit Real Estate Services’ San Diego office successfully directed the $1,210,000 sale of a 6,919 square-foot office building in Chula Vista, on behalf of the seller, Pathfinder Otay Holdings, LLC, an affiliate of Pathfinder Partners, LLC, based out of San Diego. The buyer, Rancho Vista Covenant Church, also based out of San Diego, was represented by Frank Ohrmund of Otay Real Estate and will use this property for their church facilities, according to Tracy.

  • VOIT REPORT: SAN DIEGO COUNTY OFFICE AND RETAIL AVAILABILITY RATES DECLINE - INDUSTRIAL RENTAL RATE SETS NEW RECORD HIGH

    San Diego, Calif., (April 14, 2016) – The San Diego County office market had a solid start to the year, posting positive net absorption and strong transaction volume. Although the market saw rental rates decrease slightly, vacancy and availability rates also continue to decrease. The office vacancy rate dropped to 11.69%, a 46 basis point decrease from last quarter and a 29 basis point decrease from first quarter 2015. The average asking full-service gross lease rate finished the first quarter at $2.64 per square foot per month, a decrease of 8.6% from 2015’s first quarter average asking lease rate, according to a new First Quarter Market Report from Voit Real Estate Services.

  • VOIT REPORT: Orange County’s diverse industrial market continues its steady growth with demand outpacing supply - biggest hurdle continues to be expansion opportunities given inventory shortage

    Orange County, Calif., (April 13, 2016) – Steady job growth, an improving housing market and an attractive interest rate environment have combined to fuel business expansion, driving lease rates up and sale prices past previous record highs. The scales are tipped in the landlords’ favor at the moment resulting in limited concessions for tenants. Most of the new construction is being absorbed prior to completion and there is continued demand for well located, second-generation buildings as well. Aging industrial properties in parts of North and Central County are being sold in favor of higher and better uses, including retail, office, residential, and mixed use, according to a new First Quarter Market Report from Voit Real Estate Services.
